This area is authentic Austin and is ideal for those residents who thrive in the heart of downtown or are looking for homes in historic neighborhoods. Spanning both east and west across the main corridor through Austin on both sides of I-35, the entire area is seeing a growth in residential and commercial development. Included in this region are the downtown district, The University of Texas at Austin and there is plenty of student housing available for buying and leasing. Allandale: Find classic homes here in a variety of price ranges. Close to downtown with good schools and easy access to work, shopping, entertainment and churches. Families enjoy playing at Beverly Sheffield Park and Northwest Baseball Park in the area. Allandale encompasses the area between 45th St., Burnet Rd., MoPac and Anderson Ln.
Aldridge Place: This is a quaint neighborhood of just over 100 homes between 30th St., 34th St., Speedway and Guadalupe Street. The homes are older, but many have been redone and are in high demand among buyers looking for a central location. Adams-Hemphill Park, located along the banks of Waller Creek, makes this neighborhood one of Austin’s most recognizable. Located near the UT campus, Aldridge Place is one of the few Austin neighborhoods where restaurants and groceries are just a short walk or bike ride away from your front door.
Bryker Woods: Picture front yards with large, mature trees and charming older homes built between the 1930s and 1950s. Enjoy access to city parks, Town Lake and all that central Austin has to offer. The coveted location puts residents just 10 minutes from downtown, which makes this a popular area for some UT professors and those that work in the central business district. It is bound by Westover, 35th St., Shoal Creek and MoPac.
Clarkesville: This area has been a part of Austin for over 150 years. Bound by West Lynn St., MoPac, 9th St. and Waterston Avenue, this neighborhood is listed in the National Register of Historic Homes, but not all the homes are classics. As new developments are built, you can also find modern condos here. The area is also home to some of Austin’s most well-known eateries and shops including El Arroyo, Z’Tejas, Jeffrey’s, Amy’s Ice Cream, Waterloo Records and the Whole Foods flagship store. There are spacious family homes, smaller bungalows, condos and even student housing in this area, which gives you great access to Town Lake.
Old Enfield: Old Enfield is nestled in the hills just west of downtown Austin. Come for the convenient location and the stunning views and stay for the unique architecture with quiet streets and sidewalks canopied by mature Texas trees. There are coffee shops, grocery stores, hike and bike trails and plenty of live music nearby and easy access to local public and private schools.
Hyde Park: Because of the wide range of housing options, Hyde Park, one of Austin’s first suburbs, is now home to professors, students, artists and attorneys alike. Everything you need is within walking distance while cars, bikes and buses share the road. The homes range from stunning Victorians with plenty of history to smaller bungalows that are perfect for a family. Beyond just a historic home, you will be near great local restaurants, city parks and pools, the Elisabet Ney House Museum and the UT campus.
